Terms and conditions
Please read these conditions carefully before making any reservation or using the platform. They govern the rights and obligations of users, owners and occupants.
General conditions for shared accommodation, furnished rooms, studios or apartments
These conditions govern reservations for shared accommodation, furnished rooms, studios or apartments offered through the Bed&Brussels platform.
1. Purpose
B&B services are exclusively governed by this reservation contract, the general conditions of which form an integral part.
2. Reservations
The reservation is only firm and final after payment of the deposit (by credit card or bank transfer) by the candidate tenant to B&B.
3. Payment & fees
The rental deposit must be paid to the owner at least 15 days before entering the premises. The rent for the first 4 weeks is due upon arrival, then every 4 weeks thereafter.
4. Cancellation
31 to 22 days before arrival: 25%. 21 to 8 days before arrival: 50%. Less than 7 days before arrival: 100% of the total amount. Service fees remain definitively acquired by B&B.
5. Liability
B&B is not responsible for the execution of the rental contract nor for events occurring during the stay. The candidate tenant irrevocably waives the right to seek B&B’s liability in any way.

Platform terms of use
By accepting the general conditions, the candidate tenant acknowledges (1) that he has received all the details and practical information relating to the accommodation he wishes to rent; (2) that the mission of B&B is exclusively limited to putting the candidate tenant in contact with an owner who wishes to rent a residential property, according to conditions freely set between the parties and stipulated in the rental contract.
The number of tenants cannot exceed that indicated on the reservation contract. Prospective tenants must ask the owner in advance if they are allowed to register at the accommodation address.
Obligations of the parties
When the reservation has been confirmed, the candidate tenant undertakes:
- To pay the amount of the rental deposit to the owner at least 15 days before entering the premises;
- To sign a rental agreement with the owner no later than the day of entering the premises;
- To pay the lessor, upon arrival, the rent for the first 4 weeks. The following rents will be payable every 4 weeks to the lessor;
- To scrupulously respect all the obligations arising from the rental agreement.
Bed&Brussels acts as an intermediary or matchmaking platform. The owner undertakes to provide accurate and up-to-date information regarding the accommodation offered.
Termination of the agreement
The lessee may terminate this agreement in exceptional circumstances by giving notice of termination with reasons sent by registered letter to the lessor, subject to a notice period of 4 weeks starting from the day after the date of sending the termination notice.
Modification of conditions
Bed&Brussels reserves the right to modify these conditions at any time. The applicable version is the one published on the website at the time of use of the service or reservation, unless otherwise stipulated.
Applicable law and disputes
These conditions are governed by Belgian law. In the event of a dispute, the parties will endeavour to find an amicable solution before any legal proceedings, unless mandatory legal provisions require otherwise.
General conditions for guest rooms
Any contract for booking accommodation with a local resident is made under the general conditions set out below as well as the specific conditions set out on a case-by-case basis. Bed & Brussels (B&B) is the Federation of guest houses and accommodation with locals. It undertakes to provide the applicant with information on the quality and characteristics of the accommodation according to its own classification.
Cancellation policy
31 to 22 days before arrival: 25% of the total amount. 21 to 8 days before arrival: 50%. Less than 7 days before arrival: 100% of the total amount of the reservation.
Service fees
In the event of cancellation or termination of the reservation, the service fee will remain definitively acquired by B&B as compensation.
Number of visitors
The number of visitors cannot exceed that indicated on the reservation contract.
Registration
No visitor may register at the address indicated on the reservation contract.
Tourist tax
A tourist tax of 3 euros per night and per room will be requested from you upon arrival by the owner.
